EnTrust Realty Advisors represented The Climate Corporation, a subsidiary of Monsanto Company (www.climate.com) in the leasing of 21,118 SF at 1330 West Fulton, a new Sterling Bay office development in Chicago’s West Fulton submarket. The new facility will function as The Climate Corporation’s Chicago office. EnTrust also negotiated a 10,414 SF lease at 370 North Carpenter Street, also in the West Fulton submarket, to accommodate Climate’s immediate growth needs. Affiliates of Chicago-based developer, Sterling Bay, are the owners of both buildings. Jim Clark, Managing Principal of EnTrust Realty Advisors, made the announcement.
“We enjoy working with growing companies like The Climate Corporation to find permanent office space as well as creative solutions for immediate needs,” said Andy Gloor, managing principal at Sterling Bay. “EnTrust proved to be a professional and flexible team for us to work with, which is crucial when tenants are evolving so quickly.”
“These successful assignments demonstrate our skill in negotiating with sophisticated landlords on behalf of Fortune 500 tenants in one of the hottest office submarkets in Chicago,” said Clark.
In addition to selecting locations and negotiating the leases, EnTrust assisted Climate in identifying and evaluating architects to design Climate’s new space. After an extensive process, Climate selected Shive Hattery, which created a workplace design that will help Climate attract and retain the best talent available for its business.
“EnTrust, which emphasizes relationships as one of its founding and operating principles, started its relationship with Climate by representing 640 Labs, which was acquired by Climate in 2014 when it was occupying a co-working space with just six employees,” said Jud Henry, the EnTrust senior vice president who led this assignment. “As their business grew, so did our relationship, as we initially helped them relocate from co-working space to their initial dedicated space and now to their new Chicago office space which will accommodate 100 employees.
“I have been working with Jud Henry and EnTrust for three years,” said Corbett Kull, senior director of engineering for The Climate Corporation. “They have been very responsive to our growth needs. Jud has tremendous knowledge of the commercial real estate market and the type of building that is appropriate for our company.”
“The West Fulton Chicago submarket, initially selected by Google for its new Chicago headquarters, has also been selected by McDonalds Corporation and Dyson Ltd., and continues to attract entrepreneurial and tech firms that appreciate West Fulton’s rich history, gritty personality, and ultimately want to be a part of the evolution that is making this area one of the most unique work/play/live neighborhoods in Chicago,” added Henry.
